  • The property consists or parcels Lot 806 in Square 3351; Lots 820, 822, 823, 829, 831, 839-841, 845-851 in Square 3352; and Lots 811-813 in Square 3353 (the “Property”). The Property is located adjacent to the Takoma Metrorail Station and is bounded by the Metrorail tracks to the west, Carroll Street, NW to the south, Cedar Street, NW to the east, Eastern Avenue, NW to the northeast, and private property to the north. The Property is owned by WMATA and is located in the Takoma neighborhood of Ward 4. The Property contains approximately 6.78 acres of land area and is within the boundaries of the Takoma Historic District.

  • EYA was selected by WMATA to be the developer of record to the project.

  • Once the project is developed, WMATA will maintain ownership of the busloop and transit facility. The developer will own the residential mixed-use building, retail promenade, and public open space.

  • The project consists of the Multifamily Residential building with between 430-440 units and 15,000-18,000SF of Retail. There will also be 1.8 acres of publicly accessible outdoor open space.

  • Total proposed GSF is 495,260sf.

  • from the building measurement point, the overall building height is 76' tall to the roof parapet, and an additonal 18' of limited penthouse enclosures.

  • On Carrol Street the project consists of five stories of residential use, situated above a single level retail purposes. Along Cedar Street, the building is seven stories for residential purposes, tapering down to six stories as it approaches the single-family homes along Eastern Ave.

  • The parking is located within a two level parking garage partially below grade, that is screened by either greenery or residential units that face Eastern Ave.

  • The garage will have secure parking for residents, as well as metered parking for commercial uses.

  • Yes, the project will provide a minimum of 15% affordable units. Additionally, the project has currently applied for the HANTA program, and if approved, will increase the affordability to 33%.

  • The project will provide 1.8 acres as publicly accessible open space. Additionally, there are addition green areas that are not counted but are situated around the WMATA facilities.

  • The project will comply with the latest requirements of the Department of Energy and Environment (DOEE) by implementing on-site stormwater collection and filtration through bio-retention facilities. These facilities will effectively capture water and gradually release it back into the municipal storm system.

  • The project will channel all sanitary waste to the municipal system through a dedicated underground piping system.
